Construction Manager Representative

We currently seek a high caliber Construction Manager Representative within our client’s team of experienced professionals on a $7M project. This is a Full-Time position from approximately April 2022 – Dec 2022. Based in Philadelphia, Pennsylvania.

Job Requirements:
• Technological knowledge and abilities such as, but not limited to, utilizing the PC and accessing the internet to perform technological responsibilities such as the CM software management requirements; facilitation of on-line meetings; cost estimating and scheduling software; ability to use Word, Excel, Adobe PDF, MS Project, MS Teams, Oracle Primavera Project and any other systems typically utilized for construction management services.
• Ability to read, interpret and understand the Construction Contract and associated Plans and Specifications for the described construction work so that the CMR can observe, document and confirm conformance to the contract, plans and specifications.,
• Occupational Safety and Health Administration (OSHA) 30-hour construction safety training, knowledge in construction practices including applicable building codes, applicable safety regulations, ability to perform pre-inspections, inspections during construction and post inspections, ability to inspect mock-ups.
• The ability to develop cost estimates broken down at a minimum to labor, equipment, materials, overhead and profit and the ability to evaluate proposals broken down to that level.
• The ability to define and document scope changes either required by the Government or a result of a differing site condition.
• The ability to understand and document negotiations between the Government and Construction firm for the technical scope requirements, labor, equipment, material, overhead and profit.
• Ability to read and interpret the construction schedule to evaluate and document progress.
• Ability to evaluate payment requests as they relate to percentages/dollars/activities - services received by the Government that can be paid for.

Qualifications:
• Minimum of ten (10) years of construction experience serving as a Construction Manager, Construction Management Representative, or Owner's Representative
• Demonstrated ability to prepare draft modifications, independent government estimates, responses to requests for information, process submittals, prepare field observation reports and conduct progress meetings and prepare meeting minutes.
• Familiarity with the use of Project Management software programs
• Strong verbal and written communication skills;
• Effective leadership for managing field staff and mentoring field staff;
• Ability to take charge and effectively manage contractors to meet project schedule;
• Knowledge of OSHA safety regulations with 30HR OSHA Safety card;
• The ability to work well with others, and willingness to learn in a team environment;
• Strong computer skills, experience with Windows Office, MS Project, MS Teams and construction management software
Preferred Qualifications:
• Experience with projects of similar size and scope
• Bachelor's Degree in Engineering, Architectural or Construction Management.
• Experience managing projects that included: replacement of copper roof assemblies and repair of associated framing/sheathing; repair, repointing and rehabilitation of stone walls; and replacement of wood window sashes and trim, and repair of frames/trim
• Familiarity with federal policies and procedures, including the National Park Service.
• Experience managing historical restoration projects.
