Construction Manager (Senior Architect)

a. The CM-A shall possess a degree in Architecture, Engineering, or Construction Management from an accredited institution of higher learning.
b. Additional consideration will be given for a CM-A who possesses a current professional architectural license registration and maintenance of same throughout tenure. Additional consideration will be given for an Architect’s license registered in New York.

4.1.1.2 Relevant Project Experience
a. The CM-A shall possess experience reviewing design and construction plans against existing site conditions.
b. The CM-A shall possess experience in the resolution of unforeseen site and design conditions/problems and propose cost effective technical solutions.
c. The CM-A shall possess experience conducting inspections and inventories of such structures to identify and note deficiencies, problems, or the general physical condition of such structures.
d. Candidate shall have 10 years experiencing practicing architecture.
e. Candidate shall have 5 years’ experience inspecting construction.
f. Additional consideration will be given for a CM-A who possesses experience working in the state of New York.

4.1.1.3 Required Skills and Knowledge
a. Knowledge of the Uniform Building Code (UBC), Life Safety Code (NFPA 101), Uniform Federal Accessibility Standards (UFAS), the Americans with Disabilities Act (ADA), OSHA and ASTM standards.
b. Knowledge of all aspects of commercial hospital construction.
c. Knowledge of planning and conducting inspections and inventories of such structures to identify and note deficiencies, problems, or the general physical condition of such structures.
d. Knowledge of outfitting and activation of medical facilities, including medical equipment planning, coordination, and installation.
e. Ability to provide cost estimates and take-offs for contract modifications.
f. Ability to determine compliance of workmanship, materials, equipment and installed work with contract requirements and industry standards.
g. Working knowledge and understanding of building, safety, and environmental codes.
h. Working knowledge of environmental, civil, safety, architectural, and structural fields.
i. Knowledge of governmental contracting procedures, principles, guidelines and public law.

4.1.1.4 Communication, Language, and Software Skills
a. Ability to utilize a variety of software programs to monitor, update, and produce work products by applying knowledge of computer literacy.
b. Ability to exercise good interpersonal skills.
