Job Description – Planning Manager
Position: Planning Manager
Experience: 12+ years
Qualification: B.E/ B. Tech in Civil Engineering
Project Type: Commercial High‑Rise
Location: Noida
Reports To: Project Director

Client is a global design, architectural engineering, project management, and development conglomerate providing end‑to‑end solutions for large‑scale infrastructure, building, and facility projects. It specializes in architecture and engineering design, planning, supervision, project and construction management, development advisory, and turnkey delivery solutions.

Role Summary
Lead end‑to‑end project planning and controls for a fast‑track commercial high‑rise (30 floors/1 million sq ft or similar). Responsible for baseline development, schedule governance, progress measurement, risk and change control, and interface management to ensure on‑time, on‑budget delivery with required safety and quality standards.

Key Responsibilities
  • Develop WBS, CBS, and resource‑loaded baseline schedule in Primavera P6 or MS Project, covering civil, structural, MEP, façade, vertical transportation, commissioning, statutory approvals, utilities tie‑ins, and fit‑out interfaces.
  • Build logic ties based on method statements, sequence constraints, vertical logistics (hoists, tower cranes), pour cycles, and long‑lead procurement.
  • Set up schedule governance including coding structures, calendars, milestones, update cycles, and baselines.
  • Maintain 4‑week look‑ahead and 90‑day planning windows aligned with executive milestones.
  • Implement earned value management (EVM) using SPI, CPI, S‑curves, productivity curves, and dashboards.
  • Develop a progress measurement system for tracking quantities such as concrete, steel, rebar, blockwork, façade, and MEP activities including testing and commissioning.
  • Publish weekly and monthly reports including variance analysis, critical path updates, slippage reasons, and recovery actions.
  • Conduct schedule risk analysis using scenario modelling or Monte Carlo techniques when applicable.
  • Convert schedule requirements into a time‑phased procurement plan covering MR, RFQ, PO, manufacturing, FAT, and delivery timelines.
  • Define lead times and required‑by dates for long‑lead items such as façade systems, chillers, HT/LT panels, elevators, IBMS, and switchgear.
  • Support contracting strategy, tender planning, and bid evaluation with schedule and risk inputs.
  • Prepare impact analysis for variations or claims and provide inputs for EOT cases.
  • Lead planning meetings with civil, MEP, façade, and fit‑out teams along with PMC and client representatives.
  • Integrate subcontractor schedules into the Level 2/3 master schedule and maintain interface registers.
  • Coordinate with design teams for IFC drawings, shop drawings, and RFIs to safeguard the critical path.
  • Align planning with HSE and logistics teams for work fronts, vertical transportation, laydown areas, and night shift plans.
  • Lead change control from a planning perspective and quantify impacts due to delays or disruptions.
  • Maintain risk registers, schedule contingencies, and early warning notifications.
  • Develop and implement recovery or acceleration plans including resequencing and resource optimization.
  • Prepare detailed testing and commissioning schedules, area readiness plans, and progressive commissioning sequences.
  • Coordinate documentation for authority inspections, snagging, de‑snagging, as‑built submissions, and O&M manuals.
  • Plan phased handover and early access when required.
  • Integrate schedules with BIM 4D tools such as Navisworks or Synchro when available.
  • Create dashboards using Excel or Power BI and maintain accuracy of all project data.
Qualifications and Experience
  • Education: BE/BTech in Civil Engineering or equivalent.
  • Experience: Around 12 years with at least 8 years in high‑rise or commercial tower projects and minimum two full‑cycle tower deliveries.
  • Tools: Proficiency in Primavera P6, MS Project, Excel, Power BI; familiarity with Navisworks or Synchro is an advantage.
  • Knowledge: High‑rise construction sequencing, commissioning processes, earned value management, schedule risk analysis, time impact analysis, and local authority approval requirements.
  • Soft Skills: Strong stakeholder management, analytical skills, communication, and reporting capability.
Key Deliverables
  • Level 2/3 baseline schedule with WBS/CBS, resource loading, and S‑curves.
  • Weekly and monthly reports including SPI/CPI and critical path updates.
  • Four‑week and twelve‑week look‑ahead schedules and constraint logs.
  • Procurement schedules and long‑lead trackers.
